A mixed used residential hospitality development in the coast of Dar es Salaam.

The intention of the project is to create a mixed used residential hospitality development on a site located 25Km South of Dar es Salaam.

Ras Kutani main natural features:

Seaside: sea/land frontier, pristine beach
Freshwater river & lagoon
High quality lagoon water due to natural renovation and riverine vegetation (mangrove)
Coastal forest: vegetation diversity, high quality landscape, soil preservation
Wildlife present

PRINCIPLES OF INTERVENTION

A. Preserve the network of natural connections that make the site balanced, aliveand unique, through:
Seizing the presence of the ocean through, access, sights and sound
Preserving main green corridors (river creeks, wildlife trails): wildlife connection to river & lagoon / vegetation network
Preserving river and lagoon integrity and quality through a buffer of natural soil and vegetation
Preserving all singular trees by species or size
Minimizing changes in the natural water cycle and drainage basin: preserve natural soil absorption and surface runoffs.
B. Reduce impacts of the intervention, through:
Avoiding construction on the most visually exposed areas
Minimizing roads, reducing sections to avoid terrain movement and landscape disruption.
Planning for a calmed traffic and reduced motorization: complete network of pedestrian routes, streets of different degree of coexistence, bikes, funicular, future sea commuting.
Minimize noise and atmospheric pollution.
C. Create an environmentally friendly development of residential/hospitality/commercial use with a sustainable Swahili modernist design that would eventually set a standard in South Beach Dar es Salaam.
